October 21, 2026
LEE & ASSOCIATES – AUSTIN’S Q3 2026 REPORT FINDS THAT INDUSTRIAL ABSORPTION OUTPACES NEW DELIVERIES, WHILE DEMAND REMAINED ACTIVE ACROSS A RANGE OF BUILDING SIZES.
(OCTOBER 27, 2026 – AUSTIN, TX) Austin’s industrial and flex market continued to gain momentum in Q3 as demand outpaced new industrial deliveries and vacancy improved for a second consecutive quarter. The market recorded 1.91 million square feet of combined net absorption, while industrial vacancy fell to 19.26% and the combined industrial and flex vacancy rate reached 18.5%.
Industrial Demand Outpaced New Deliveries

In Q3, industrial tenants absorbed 1.62 million square feet, exceeding the roughly 1.55 million square feet of new industrial space added to inventory. Through the first three quarters of 2026, industrial absorption reached 4.37 million square feet, nearly matching year-to-date deliveries and equaling 97% of the markets full year 2025 absorption.
The chart shows a change from the pattern of 2023 through 2025, when new deliveries exceeded tenant demand each year.
Vacancy Improved for a Second Straight Quarter

Austin’s industrial vacancy rate fell 33 basis points to 19.26% in Q3. North Williamson County led industrial absorption with 634,797 square feet, followed by Hays County with 477,655 square feet. South and Southwest Austin returned to positive territory, recording a combined 225,707 square feet of industrial absorption.
Demand varied by building size. Standalone buildings are under 100,000 square feet continued to attract interest, while advanced manufacturing and other power-intensive users sought facilities of 350,000 square feet or more. Meanwhile, vacancy remained concentrated in recently delivered 100,000 to 200,000 square foot rear-load buildings.
Construction Activity Picked Up

Industrial and flex space under construction rose to 8.03 million square feet, an increase of 745,000 square feet from Q2 and the second consecutive quarterly increase. With little of that space preleased, future deliveries will add to the supply to watch as tenant demand evolves.
